Accompanied Viewings
Our opening hours allows us to respond to enquiries about your property efficiently and maximise viewing opportunities.
We offer a dedicated and unrivalled service 6 days a week. Our office is open 9.00am – 5.30pm Monday to Friday and accompanied viewings available 9.00am – 12.30pm on Saturdays.
We will happily accompany viewing appointments as we believe this is the best way to sell your home. This ensures we are on hand to answer any questions immediately, advise where necessary and overcome any objections or concerns the buyers may have. All viewers are registered before the viewing to establish their name, contact details and buying position.
Receiving an Offer
Once we have received an offer on your property, we will notify you straight away. We will put the offer to you verbally stating any special conditions of the offer. We request the buyers to provide proof of funding before proceeding with any offer. If the offer is acceptable to you then we will write to all parties to confirm the agreed price issue our Memorandum of Sale to all parties involved including solicitors.
Sales Progression
Once you have accepted the offer and instructed your solicitor, they will send you questionnaires about the property which you will need to answer and return. Your solicitors will then prepare the Contract Pack and send it to the Buyers Solicitors.
We will keep in touch with all parties to make sure the Contract Pack is received, the buyers have completed their mortgage application, and the solicitors are dealing with all enquiries in a timely manner. We’ll keep you informed throughout this process.
There are no legal obligations until contracts are signed and exchanged.
Completion Day
Moving Day! Either before or on the day of completion we’ll need you to bring us your keys for the property to hand over to the new owners.
Only once the money has cleared into your solicitor account from the buyer’s solicitor, they will inform us to release the keys.
